When adding a porch, most municipalities require a site plan (also called a plat) for zoning approval. If you don’t already have one, we’ll schedule a licensed surveyor to visit your home and prepare it for you.
In addition, South Carolina building codes require professionally engineered drawings for any addition. Once you finalize the design and layout with your Remodeling Consultant, we’ll send the plans to one of our trusted engineering partners. They’ll review the details, make any necessary adjustments, and provide sealed drawings.
Once the site plan and engineered drawings are complete, we’ll handle all permit submittals and take care of any required HOA or ARB approvals—so you don’t have to.

Decisions, decisions! When it comes to finishes for your screened porch or addition there are many options. For example the ceiling of the inside of the addition can be open rafters, vinyl panels, bead board, or tongue and groove. The options are typically based on your budget and design goals. Another variation in design can be the roof for your new addition. For most additions we use asphalt shingles to match closely with your existing shingles. There is also the option of metal roofing or in some instances a flat roof if there is an upper deck above the addition. Our Remodeling Consultants will make the best recommendations that fit your budget and complete your vision of your new addition!
